Is Your HOA Out-of-Control?

You're not alone. Many homeowners across the country are seeing their neighborhoods damaged by poorly led or even criminal boards. These boards enforce rules selectively, make decisions out of self-interest rather than for the community, and fail to provide transparency.

A failure to be transparent is often an indicator of fraud or malfeasance. If not, it sure is a nice set-up for it.

Benefits of a F.A.S.T.™ Report

See What's Really Going On

No more guessing. No more suspicions. You'll have a professional, objective assessment of your HOA's finances, governance, and leadership—backed by evidence and expert analysis.

Rally Your Community

Facts bring people together. Share the report with neighbors, recruit support for board elections, and organize with confidence. People listen when you have documentation from credible investigators.

Legal Ammunition

If negotiation fails, your F.A.S.T. Report is a court-admissible document. Attorneys will take your case more seriously. Judges want evidence, not anecdotes. You'll have both.

Hold Leadership Accountable

Bad actors can't hide when fraud is documented. Board members may resign. Elections become easier to win. Vendors who overcharged may settle. Transparency creates accountability.

Expert Recommendations

You don't have to figure out next steps alone. CFE-supervised recommendations give you a clear action plan—whether you're negotiating, organizing, or pursuing legal remedies.

Protect your Home's Value

There are HOA's which have literally gone bankrupt. There are others which cause so much damage (by intention or negligence) to the shared property, that your home value is depressed. In one of our cases, the HOA Board left the homeowners with over $200k of debt mostly from ill-conceived lawsuits and "improvement" projects that weren't needed.

Your F.A.S.T.™ Report is the carrot and the stick!

Watch out for the Sssss$$$ (pronounced "Sis-ka-ching")

Not all boards do it. Some HOA Boards are led and supported by excellent neighbors just trying to take care of the community. But when boards do go bad, they generally use one or more of the Sssss Tactics tactics.

SILENCE

Refusing to communicate generally, but especially avoiding, deflecting or just refusing to answer questions about official HOA Board activities.

STONEWALLING

Coming up with reasons why information can't be provided or even why meetings can't occur".

STASHING

This is when board members literally take HOA documents (digitally or physically) and put them somewhere that is hard or impossible to access.

SABOTAGE

Interfering or damaging positive plans for the HOA, for information gather, even for meetings.

SCHEMING

This relates to doing any of the above in an orchestrated plan.

$$$

Nefarious board members will use the HOA's cash to advance their personal agendas. We have seen everything from a new fence and cupboards for the President to over $100k in legal fees to sue various enemies of the board.

1.

F.A.S.T. Reports™

Our proprietary F.A.S.T. Report™ - this report includes fraud assessment, a transparency score, and a leadership profile. The F.A.S.T.™ Report is a "first look" at what's happening in your HOA.

Cost = $4,950. This can be paid individually or as a group. A Transparency F.A.S.T. Report™ delivers more investigative value than any P.I. or Intelligence firm could do on their own. It is based on the experience of our team but also an algorythm developed by the Transparency™ Team. It will give you the data you need to confront the board, rallly the community, and begin a civil or criminal process as you desire.

Cost = $4,950

2.

Fraud Investigation

If the result of your F.A.S.T. Report™ suggests fraud, theft, or malfeasance, or if you want to jump right to a formal investigation, we can do that. This will be a leads-based investigation and you will have the opportunity to suggests leads and investigative areas (IA's). Initial retainers for such cases start at $7,500. The investigative report can be used in both civil and criminal courts as well as negotiations.

Initial retainers start at $7,500

3.

Major Case Squad Investigations

For frauds involving over $250k annual budgets or significant assets, the major case squad can be assigned to investigate any and all leads (i.e. "leave no stone unturned"). Major Case Investigations are generally $10k to $25k per month until completed. Both homeowners and boards can initiate an investigation and many good boards do.

$10k to $25k per month

CFE's (Certified Fraud Examiners)

CFE's have an advantage over regular PI's as well as accountants, forensic accountants, and others. CFE's can review financial documents as can many other financial professionals, but they can also "go down the rabbit hole", meaning they can follow any kind of lead wherever it goes.

CFE's have been described as "analyzers of financial documents to knocking on doors" investigators.

The Major Case Squad has two CFE's on its team. All other investigations have at least one.
